Interest only from 5.04% and jumbo from 5.54% on today's sheet, on files most private lenders will not price at all. We read the income and the property together, and the income does not have to be Canadian.

Today's rates
Both products are fixed for the term and open from day one with no prepayment penalty. Starting rates are 750+ credit at or below 50% LTV; the rate steps 25 bps per LTV tier and 25 bps per credit tier from 660.

Where the income comes from
A client paid in another currency, or earning outside Canada entirely, is not a problem to work around on these files. We underwrite the income and the property together, so a foreign payslip is something we assess rather than something that ends the conversation.

Canadian citizen earning abroad
A posting overseas, a contract in another country, a family that kept the house here. The employment is straightforward and the Canadian filing history is not.

Income in a foreign currency
Paid in USD, HKD, EUR or anything else. We take the income as it is earned rather than asking the client to convert their working life into a Canadian format.

Eligibility
The income can come from anywhere. The borrower cannot — two requirements hold on every file.

Canadian citizen or permanent resident
The borrower's status has to be one or the other. We do not lend to non-residents, whatever the income or the property looks like.

A Canadian credit score
There has to be a Canadian credit file to read, with tiers starting at 660. Foreign credit history does not stand in for it.

|
Renewal compensation
If the client renews with us rather than moving on, the broker of record earns 25% of the lender fee we charge at that renewal — and at every renewal after it, with no cap and no expiry.

Rates effective August 25, 2026 and subject to change. Starting rates shown; the rate is confirmed at commitment and depends on the approved LTV tier and the lowest qualifying credit score on file. Fraction Interest Only lends $150K to $1.5M and Fraction Jumbo $1.5M to $5M. Maximum LTV varies by loan size, property, location and term, and is 60% where the advance refinances an existing mortgage. We lend in first position, so an existing mortgage is paid out and consolidated into the advance. Foreign income is accepted; the borrower must be a Canadian citizen or permanent resident with a Canadian credit file, and documentation requirements are confirmed by your BDM on a file-by-file basis. Renewal compensation applies to Fraction Interest Only and Fraction Jumbo and is calculated as 25% of the lender fee charged to the client on each renewal. For broker use, not consumer-facing advice.
