Fraction Jumbo prices off a published grid — term, LTV tier, credit tier. Three property adjustments can move it, and all three are listed below. Nothing else is added between the number you quote and the number on our commitment.

The pricing model
Four inputs, all of them visible before you send the file. The term sets the base rate. LTV moves it 25 basis points per tier. The lowest qualifying credit score on file moves it 25 basis points per tier from 660. Loan size sets both the tier you start from and the LTV cap you can reach.

Property adjustments
Three property characteristics carry a premium on Fraction Jumbo. This is the complete list — there is no fourth.

Nothing else is added at commitment. No small-market premium, no premium for paying out a private lender, no arrears premium, no corporate-borrower premium, no premium for an existing rate we think is high.
Income
A client paid in another currency, or earning outside Canada entirely, is not a problem to work around on these files. We read that income alongside the Canadian property securing the advance, so a foreign payslip is something we assess rather than something that ends the conversation — and it carries no pricing premium of its own.
Eligibility
The income can come from anywhere. The borrower cannot — two requirements hold on every jumbo file.

Loan size and LTV
|
Fixed for the term and open from day one, with no prepayment penalty. We lend in first position, so an existing mortgage is paid out and consolidated into the advance. The starting rate is 750+ credit at or below 50% LTV on a $1.5M to $2.5M advance.

Renewal compensation
If the client renews with us rather than moving on, the broker of record earns 25% of the lender fee we charge at that renewal — and at every renewal after it, with no cap and no expiry. On a jumbo file that is a meaningful second payment on a deal already funded.

Starting rate shown; the rate is confirmed at commitment and depends on the approved LTV tier, loan size tier and the lowest qualifying credit score on file. Property adjustments shown are the complete set applied to Fraction Jumbo as at August 26, 2026 and are subject to change. Maximum LTV varies by loan size, property, location and term, and is 60% where the advance refinances an existing mortgage. Foreign income is accepted; the borrower must be a Canadian citizen or permanent resident with a Canadian credit file, and documentation requirements are confirmed by your BDM on a file-by-file basis. Renewal compensation applies to Fraction Interest Only and Fraction Jumbo and is calculated as 25% of the lender fee charged to the client on each renewal.
